As a new tenant at Beaufort Towne Apartments, we would like to bring to your attention a few items regarding your lease and to the apartments regulations.

For your comfort and protection, as well as that of our other residents, certain rules and regulations must be observed by everyone.  This includes all residents and their guest.

DRUGS

The tenant, any member of the Tenant’s household, or a guest or other persons under the tenant’s control shall not engage in or facilitate criminal activity on or near the apartment complex, including, but not limited to violent criminal activity or drug-related criminal activity. Nor can the dwelling unit be used for such activities.
ANY CRIMINAL ACTIVITY WILL CAUSE FOR TERMINATION OF TENANCY, AND EVICTION FROM THE PREMISES.

Please use these numbers only in emergency situations.  If the problem can wait and you can live with it until the next working day, please do so.

TRASH AND GARBAGE

As you are moving in and unpacking your boxes, Please break down the boxes prior to placing them in the dumpsters.  Please do not place trash outside the dumpster or outside your apartment.  There are dogs in the neighborhood that do come over to the complex and they will get into the trash bags left outside. Disposable diapers, sanitary napkins and Q tips should be placed in trash------never in toilet. Garbage disposals are not provided; do not force food down your sink. Items which are improperly placed by the resident or his guest in the toilet, tub or sink drains, resulting in repairs shall be an expense of the resident, the resident shall be charged for such repair.


PAINTING

Painting of any surface in the apartment or the application of wallpaper is prohibited without prior consent to the manager. Please keep furniture slightly away from walls to prevent excessive rubbing and scarring of both walls and furniture. Painted surfaces may be washed with mild detergent and water.

MAINTENANCE

The management will repair and maintain leaky faucets, broken switches, leaking water lines, leaking roof, broken door locks, binding doors, heating and air conditioning problems, and all other items that are not caused by the fault or negligence of the resident. The responsibility rests with resident for broken glass, toilet stoppage, broken screen and similar items when caused by the resident. Residents are not permitted to make any repairs or alteration without the consent of the management. Please notify the management immediately of any conditions that require repair.

DOORS

Your entrance doors are metal; please do not put a nail or screw in the door. This could result in you purchasing a new door.

APPLIANCES

In the event of a malfunction of any appliance, do not attempt to repair it yourself, notify the management.

INSURANCE

Since the owner or management is not responsible for your personal property, we know you will appreciate being reminded of the very valuable insurance coverage for apartment dwellers. The Tenants Homeowners Policy or Tenants Policy offered by most insurance companies offers you coverage against vandalism, fire, burglary, certain water damage and liability for persons visiting your apartment. Please contact your insurance agent to obtain details on the coverage to protect yourself and your family against possible losses.
